1. Your Core Rights as a Tenant

As a tenant in a Ray White managed property, you are entitled to:

  • Quiet Enjoyment: You have the right to peace, comfort, and privacy. We will always provide the legal notice before entering (48 hours for inspections, 24 hours for repairs).
  • A Healthy, Safe Home: Your property must meet all Healthy Homes Standards, including adequate heating, insulation, and ventilation.
  • Fair Notice Periods: As of 2026, if you wish to end a periodic tenancy, you must provide 21 days’ notice. (If we provide notice, specific rules and longer timeframes apply).
  • Pet Requests: You have the right to formally request a pet.Under 2026 regulations, landlords can only refuse on “reasonable grounds” and may request a Pet Bond (up to 2 weeks’ rent).

2. Your Key Responsibilities

To keep your tenancy in good standing, you are responsible for:

  • Paying Rent on Time: This is your primary obligation. Rent must be paid in full and on the date specified in your agreement.
  • General Maintenance: Keeping the home “reasonably clean and tidy.” This includes mowing lawns and weeding gardens unless your agreement states otherwise.
  • Reporting Issues Immediately: If a pipe leaks or a heater fails, you must tell us as soon as possible. Delaying a report can sometimes lead to tenant liability if the damage worsens.
  • Respecting the Property: You must not intentionally or carelessly damage the premises or allow your guests to do so

Q: Can my landlord come over whenever they want?
A: No. Except in a genuine emergency (like a fire or flood), we must provide at least 48 hours’ notice for a property inspection and 24 hours’ notice for necessary repairs or maintenance.

Q: What is a “Pet Bond” and how does it work?
A: Introduced in late 2025/early 2026, a Pet Bond is an additional payment (maximum 2 weeks’ rent) used to cover potential damage caused by a pet. This is held by Tenancy Services just like your standard bond and is refunded at the end of the tenancy if no pet damage has occurred.

Q: Am I responsible for “Fair Wear and Tear”?
A: No. You are not responsible for the gradual deterioration of the property that happens through normal, everyday living (e.g., carpet fading in the sun or worn kitchen lino). You are only responsible for “careless or intentional” damage.
